Southlake is one of the most established luxury markets in Dallas-Fort Worth: award-winning Carroll ISD, estate lots, and Southlake Town Square at the center of it all. Inventory is limited and buyers are sophisticated, so representation matters. I sold a Southlake home in one day at $1,099,000, and I know what it takes to win here on both sides of the table.

The practical stuff.

Southlake schools: Carroll ISD

Southlake is served primarily by Carroll ISD, including Carroll Senior High School (grades 11 and 12) and Carroll High School (grades 9 and 10), the Southlake Carroll Dragons.

Carroll ISD is nationally recognized and is one of the primary reasons families compete for homes in Southlake. Small portions of the Southlake area fall into Keller ISD, Grapevine-Colleyville ISD, or Northwest ISD. I confirm the zone on every home.

Southlake FAQ

Questions buyers and sellers ask.

Buying in Southlake
How competitive is the Southlake market?

Very, for well-priced homes in the best locations. Inventory is limited and many buyers are relocating executives with cash or large down payments. Preparation, speed, and a strong offer strategy matter. That is where I earn my keep.

Is Southlake in Carroll ISD?

Almost all of it. Small portions of the area fall into Keller ISD, Grapevine-Colleyville ISD, or Northwest ISD. I confirm the zone on every home, because in Southlake the district is a primary value driver.

What is the property tax situation in Southlake?

Tax rates vary by county and the specific taxing entities for the address, and they change annually. I pull the current tax detail for every home you consider so the monthly payment is accurate.

Is there new construction in Southlake?

Limited. Carillon still has releases, and custom builds and teardown rebuilds happen on estate lots throughout the city. Most Southlake purchases are resale.

Do I need my own agent in Southlake?

Yes. In a market this competitive, with listing agents who negotiate for a living, you want experienced representation on your side from the first showing through closing.

Selling in Southlake
What is my Southlake home worth?

Southlake pricing is driven by lot, location, school zone, and finish level, and the comparable set is small. I run a full NTREIS comparable analysis, not an online estimate. Request a free valuation.

How did you sell 3004 Veranda Lane in one day?

Precise pricing, professional photography and video, and a launch plan that put the home in front of the right buyers before it hit the market broadly. That is the same plan every Southlake listing of mine gets.

How long does it take to sell in Southlake?

Well-priced, well-presented homes can go under contract in days. Overpriced luxury homes can sit for months, and sitting costs money in this price range. Pricing is everything.

Should I sell before I buy?

Most sellers need their equity to buy. I structure the timeline so you are not carrying two payments or rushed into the wrong purchase.

What does it cost to sell?

Commission, title and closing costs, and any repairs or concessions. You get a seller net sheet at your target price before we list.
